Adjacent to Dubai Marina, exposure to the aggressive marine environment rapidly compromised the durability of the tower's below-grade concrete. Groundwater pressure, relentless chloride-rich moisture, and time took their toll, threatening the very foundation of this architectural landmark. By 2025, a solution was urgently needed.
Engineering durability from within
"Rather than relying on traditional surface treatments alone, the project team turned to the Penetron System, an advanced crystalline waterproofing technology designed to treat concrete from inside," explained Sam Annous, Managing Director of Penetron Saudi Arabia. The repair process began by stopping active water ingress using PENEPLUG, a rapid-setting cementitious repair grout. Cracks and voids were then treated with PENECRETE MORTAR, a crystalline repair mortar that doesn't simply fill gaps, but triggers a chemical reaction within the concrete, forming insoluble crystals that permanently block water pathways.
The final stage brought the full system together: a topical crystalline treatment applied across the raft foundation and retaining walls of the tower's five below-grade levels. Once absorbed, the active compounds migrated deep into the concrete, creating a self-sealing network that continues to reactivate in the presence of moisture.

What sets this approach apart is its adaptability. In a high-chloride environment like Dubai, where corrosion risk is constant, Penetron's technology doesn't degrade over time, it becomes part of the concrete itself.
